Dranoff Properties, Inc. for creating the first market-rate housing in decades in Camden through the redevelopment of the landmark RCA Victor building.  Supporting partner: FleetBoston Financial

Township of Eastampton for embracing smart growth design principles as a blueprint for its future.

Town of Harrison for its plan to transform 250 acres along the lower Passaic River into a mixed-use and transit-oriented development.
