At the heart of downtown Morristown, M Station West transforms an underutilized, auto-oriented site into a vibrant, transit-oriented workplace that brings thousands of employees into the community. The seven-story, 260,000-square-foot development is home to Sanofi’s 2,000 New Jersey employees, who relocated from an interstate-adjacent suburban campus to a workplace within walking distance of NJ Transit, restaurants, retail, arts, entertainment, and other downtown amenities. Building on the success of M Station East and Valley Bank Headquarters, M Station West is helping establish a revitalized commercial corridor that brings new investment, activity, and opportunity to Morristown.

As communities across New Jersey seek to strengthen their downtowns, redevelopment must look beyond individual buildings to consider how new investment can connect people to existing communities and amenities. M Station West demonstrates the value of relocating major employers to established, walkable downtowns where employees can arrive by transit, walk to local businesses, and participate in the life of the community. The increased daily pedestrian activity generated by Sanofi’s workforce has supported Morristown’s restaurant and retail industries, encouraged additional investment, and strengthened the town’s position as a premier live, work, and play destination.

M Station West is set back 45 feet from Morris Street, creating a 10,000-square-foot landscaped promenade and two public plazas with seating. Wider and safer pedestrian walkways, a new connection to the Morristown Green, and a traffic roundabout improve movement throughout the area while providing people with inviting spaces to walk, gather, and spend time. The result is a project that prioritizes multiple modes of transportation and recognizes that the spaces surrounding a development can be just as important as the building itself.

The Sanofi building creates an atmosphere that invites employees and visitors to immerse themselves. The building achieved LEED Silver certification and incorporates sustainability features, including a green rooftop, three active terraces, abundant natural light, and a 20,000-plus-square-foot dining experience open to the public. The landscaped rooftop provides space for work, wellness, and social activity while helping bring a more human-centered approach to the contemporary workplace.
